Hey everybody, and welcome to the next lesson in this lesson, we're going to go to breakthrough broker comm go ahead and go there in your browser while I talk about what that website is. So as I mentioned earlier, breakthrough broker.com. Their mantra is that there's you should have high quality, professional marketing for every facet of your real estate business. So one of the examples that we're going to use them today is prospecting letters to people who have expired listings. Not only can you get a high quality PDF for free after you personalize it, and you can use that in your efforts. But there's also options where you can upload an Excel spreadsheet of maybe your farm area and have them send it out to you as well.

You can also upload email, email lists as well if you want things to be automatically emailed out. They can do that as well. Okay, so here breakthrough broker Comm. I want you to focus here on the left hand side, create a free profile while you're doing that, it should only take a few moments. I will log in here on the right hand side. Okay, I assume you're in it.

If not, if it's taking you a little bit longer, just go ahead and pause the video. The first thing I want you to do once you get onto the site is in the top right hand corner up here with manage profile, I want you to edit your profile. And this is the opportunity for you to upload your professional photo, upload your company logo. Once you put your name, your email address, your professional title website, you know the email address to your your market center. Go ahead and put in all this information, click the reel, click the realtor box if that applies to you, and then hit update. And the reason I want you to fill that in right now is as you do more and more of these free marketing templates.

It fills in all that information for you which is it'll allow you to create products in about a minute. You can look at the the boilerplate you know Mark Getting a copy of the copy that they've written in there and it automatically populates your stuff in there. A couple button clicks to personalize things and everything is easy. Okay? If you've already done that, I want you to go into the search box. Once you just start typing in withdraw, and we're gonna look at the withdrawn listing letter template, there's only one search result that comes up there.

Like I mentioned in the video earlier, I don't like I feel a little bit weird marketing to people who have just withdrawn their houses from the market. But the good thing is the copy the actual sales copy that they write in this marketing product, doesn't really specifically talk about withdrawn listings. And it is applicable to, you know, people who have expired listings, which which that's the goal, that's the people we're targeting. So we get here to the template. If you look over here To the right. Yeah, there's real estate letter pricing, don't let that throw you off.

If you click on that, that's if you want to order you know, high, thick cardstock, high quality glossy stuff from them, they'll send it to you for what it is 80 cents apiece or whatever. Don't you worry about that we're going to get here started, including a free digital download. We're going to click that button. So this takes us to an editor here. You can see it already has my name here Jr. Hasselhoff realtor. It already has my image at the top.

At the bottom, it's got my Keller Williams logo and all of my information. So if yours does not have that, what you'll do is on the left hand side here, we're just going to go box by box by box and fill that in manually if for some reason yours is not filled in. First is background color. Think of this as like a theme option. blue and gray is an option. This actually doesn't have too many options.

I like the red and dark blue just because I think it works better with my Keller Williams red. So I'm going to Keep that one go down to the name and title section if you wanted to adjust that feel free like for example it says here's my title is realtor I might I might just add that to be your Fort Worth realtor go down here to business details all of that's already filled in phones, emails websites, this is the information I want you to do earlier. Photo if you need to adjust that look at that dapper man you want to sell house you wanna buy this guy's house, that's all I'm gonna tell you there. Go to the letter body this is where you do need to update it. Typically in their marketing copy, you'll see things that are in brackets. If it's something that it's obvious that you need to change.

Go ahead and read through the copy I'm actually feel pretty good with with what's already written. I will change that obviously as you should. So do that. See as an agent in Fort Worth, I study the market blah blah blah. See there's one other spot in here that the copy is good right here where it says I pride myself and take it I'm actually gonna add I am a proud lifelong Texan put a Navy veteran and father to right so he's just kind of personalize it a little bit. The reason why I want to put that in there is everything we do in our in our real estate business revolves around trust, and I want people to trust me.

I want people to know that I love being a Texan, that I'm somewhat trustworthy maybe maybe maybe veteran casts a doubtful light on my lifelong decisions possibly, but I was wanting to kind of like personalize this just a little bit. I want people to feel comfortable with me and I want them to know that I'm To take care of them. So adjust the letter body as you, as you see fit. Add your logos, obviously, that one's already on there. And then the disclaimer at the bottom, that just lets us know, hey, if you're already working with a real estate professional, please just disregard this solicitation that's going to be in there. That's why they're sending this to withdrawn listings.

But I'm gonna go ahead and leave that in there, even though I'm going to send it to people whose listing agreements have expired. So I'm gonna hit finish this project. And what we'll probably do here is just download the PDF. If you want to get the stuff with crop marks, if you're going to actually cut it yourself and put it on finer cardstock you could feel free to do that. But this is the first option here, you know, the no crop marks option. Give it a couple seconds to generate that file.

And it will automatically download as you see it just did a couple of the other options here. I could download it as an image which I wouldn't we can eat email it to a list if I wanted to upload a comma separated value Excel spreadsheet with all my names and emails, I could do that. If I wanted them to print it, I could print and ship out agree to what they're telling me here is gonna be three to four business day Wait, that's gonna send like about $1 apiece, so I'm not interested in that. And the shipping seems high for 50 sheets of paper. But But no, that's an option. If you want some high quality professional stuff done, you could send that to yourself.

I'm thinking about this marketing copy and what I would use this for. I'm probably just going to put this on a PDF printed out in color on some nice paper back in my market center, and I probably print out 50 to 100 copies because I know that'll get me through about six or seven, six to eight months worth of expired listings in my local area. So I'm not definitely not spending money on that. You can mail it to a list, you can agree to that. And then you'd upload the value. This is going to be a really valuable option.

If you You didn't in the next lesson, we're going to go through your MLS, you can export all of those expired listings. The one thing I will tell you though, is you have to have at least 50. So if you if you only have 14 or 15 expired listings, you won't be able to you won't be able to pay them to do it for you. So don't don't worry too much about that. Okay, so we've downloaded that is the end of this lesson. We're going to save that to our marketing folder here and actually I'm going to call that the expired listing letter template.

Because that is what we are going to be using it for hit Save is been saved appropriately.
