I'm evany cago with Rei investment society and we are going to talk about why having a wholesale buyers list is important and the quick ways to build your buyers list. So, the one thing every wholesaler will need when beginning to consider wholesaling is to of course, have a buyer's list which I talked about this often. Success in wholesale only works if you have investors in place and investors to call it works even better when the investors are calling you. And a wholesale buyers list with a lot of prospects will serve as an invaluable tool. The central component to wholesaling is the wholesale buyers list obviously. So as the wholesaler you're the go to person.

You are the one who's going to find the investors and the profitable deals. This accumulation of contacts will serve as your black book. This will be the way that you're going to make lucrative money on a consistent basis. But it's about the work and effort that you're going to put in the possession of a well devised wholesale buyers list, complete with a lot of active investors and investors that are ready to spend money is only going to get you properties to be able to sell much faster, as well as a higher earning profit margin. It's also important to know that while wholesaling offers numerous opportunities for beginner investors, a wholesaler list won't build by itself, you have to be the driving force and building this list. The driving force of construction and constructing a wholesale buyers list is derived in real estate lead generation campaigns.

So you're going to keep getting buyers, there's a delay between buyers and leads, you're going to get a lot of leads calling you, but you're going to get that one or two buyer that is going to call you anyway ago, you're going to keep building your leads list. If you don't have any properties of your own, it's okay to call on other wholesalers in the area and ask them if they can help if you can help market some of their deals. That's okay. So the reason I'm saying this is because some wholesalers have their own deals that there's not that they hold sell to somebody else, but you want to make sure that they have complete control over that deal.

If you don't have a property's market one of their properties because remember, they're not going to see your buyer and you're not going to see their owner. Okay, um, search for recent cash sales on the MLS. So your investor, I mean your investor real real estate agent when I say you invest in real estate agents, there are real estate agents that specifically work with real estate investors. You want them to look for properties for you, that was sold on the MLS under cash sales own approached them nine times out of 10. There's either a new rehab or for sale sign that you will actually see on those particular properties after they have sold. If you see those properties that has sold and they have a for sale sign on, but these are the same properties that originally was listed on the MLS at one point and so for cash, guess what, now you got the phone number of that investor. So if you cannot reach that real estate agent, you are able to still contact that particular investor directly, only if they already have a for sale or for rent sign on there.

Usually there's a facilitator sign on there they are doing it themselves. If this right away is not going back through the real estate agent I'm just kind of be cautious when it comes to real estate agent because real estate agents are salespeople also. So they tends to I'm not saying that this happens all the time, but this does happen a lot. Whereas you don't want them to contact your investor or any other investor because they can take your business from you. Conference sizing your target neighborhood. This was over three years ago and since then, I can honestly say that I've effectively bought probably over 30 properties from him and this person because I've been able to get over 30 properties from him during that exact same time. This landlord has referred a lot of business to me because remember, birds of a feather flock together like my think alike, but those 30 properties has gotten me so much money.

Because it got me to the point where as I've been able to rehab a lot of properties, been able to do double closings on a lot of those properties assign a lot of those properties. So I was not in the business of becoming a wholesaler, I was in the business of becoming just an investor and an investor with a real estate license. Instead, I started doing flipping I started doing wholesaling. But honestly, this landlord got me into it and didn't even realize it. So a landlord can be one of your best friends. They know other landlords, a lot of landlords are investors, and just make sure that you keep that landlord as your friend, all the landlords so you see signs to say for rent, contact the landlord.

So remember, less reiterate one of the quick ways to go ahead and to begin to wholesale products. And build your list fast. Or you see the property is sold you get access to the MLS, you see that the property has actually sold for cash. You want to drive by there and see if there's a for sale sign or for lease sign. Or even if you do a search in the search engine, a Google search engine, a young search engine doesn't matter what search engine, type in that particular address and type in for sale or for rent, it will actually show you if that property is currently for sale or for rent.

More than likely, if it hasn't been rehabbed yet. The current buyer is the one who's selling the property. So that's their direct contact information. If the property is being rehabbed, great as the contract is, and if you give the contract is your number and tell them that you are an investor, also, and you're looking to buy this particular property or get in contact with the owner, they will actually be quick to pass that information on. Here's why. Number one, because you're an investor, they look at you like you are a goldmine to them, they hit the lottery, they feel that They can potentially be one of your contractors.

So for them, it's a plus, they want your business card. At the same time, they feel like if you are a buyer who's interested in buying a property, and they tell their boss, the person who's contracted them to rehab this property, they're gonna think you know what he's going to be or she's going to be excited that I found them a buyer, so they're going to be quick to pass along that information and potentially give you their information. Again, your for rent size of the neighborhood. Whether you go online look for, for rent by owner, landlord owner renting property for rent size, it don't matter contact those individuals.
